Northwest Arkansas foundations do not generally move because the soil is bad. They move because the soil changes. Cherty clay expands when it takes on water and contracts when it dries, and the difference between those two states can amount to inches of vertical movement across a season. What turns that normal cycle into a structural problem is water arriving unevenly — soaking one elevation of the house while the opposite side bakes.
That is what drainage work addresses. Not water in general, but the concentration of it in the wrong place at the wrong time. Get that right and the clay still moves, but it moves more or less together, which the structure can accommodate.
Six fixes, cheapest first
Extend the downspouts
A weekend and pocket changeThe highest-return action available to a homeowner. A downspout discharging at the footing concentrates the runoff from a large roof area into one spot of soil. Get it at least four to six feet out, further on a slope, and make sure the extension actually discharges somewhere water can leave rather than into a low patch that holds it.
Fix the grade at the perimeter
A day with a shovel, or a small contractor jobSoil should fall away from the house — roughly six inches over the first ten feet is the conventional target. Grade often goes flat or negative over time as beds settle and mulch is topped up year after year. Use compacted soil rather than mulch or gravel to build it back, since loose material lets water straight through.
Clean and size the gutters
Seasonal maintenanceA blocked gutter overflows along its entire length, which is the same as having no gutter at all — except it looks fine from the ground. On a house under trees this is twice-yearly work, and undersized gutters on a steep roof overshoot in heavy rain no matter how clean they are.
Keep beds and irrigation off the wall
Free, mostlyIrrigation lines running along the foundation deliver water exactly where it does the most harm, and they run in the dry months when clay is most responsive. Move the emitters out. Keep planting beds and their watering cycles away from the perimeter.
Intercept uphill water
A real projectOn a sloped lot, everything upslope eventually arrives at your foundation. A French drain or a swale across the uphill side intercepts it before it gets there. Common and often necessary on the Pinnacle Hills runoff corridor and the Bella Vista slopes.
Water the foundation in drought
A soaker hoseCounter-intuitive, but sound in expansive clay. The damage comes from the swing between wet and dry, not from either state. A soaker hose run a few feet out from the perimeter during a hard dry spell moderates the shrinkage. Even and gentle is the whole point — never flood it.
The ten minutes that tell you which ones you need
Put a coat on and walk the perimeter during actual heavy rain. It is the most informative thing on this page and almost nobody does it. You will see immediately where gutters overflow, where downspouts dump, which way the ground actually falls, and where water stands against the wall. A dry-day inspection cannot show you any of that, because the thing you are trying to observe is water in motion.
Take photographs while you are out there. If you later need a repair scoped, or a warranty claim assessed, evidence of where water was going is directly relevant to what happened underneath.
Why drainage gets cut from repair quotes
When a homeowner is looking at a five-figure underpinning bid and asks where it can come down, drainage is almost always the first line offered up. It is visible, it feels optional, and removing it does not change the pier count.
It is also the most reliable way to buy the same repair twice. Piers transfer load to competent strata and they will hold — but the soil around and above them keeps doing whatever the water tells it to, which means adjacent unsupported sections keep cycling, and the symptoms migrate rather than stop. A scope that corrects the structure and leaves the water running has treated the consequence and funded none of the cause.
This is why drainage correction appears in most engineered scopes alongside the structural work rather than as an upsell after it. The published ranges for drainage work sit well below the structural line items on the cost breakdown, which is the whole argument for leaving it in.
What prevention cannot do
Worth being straight about: drainage management reduces the likelihood and the rate of movement. It does not immunise a house. Deep-seated consolidation, karst voids, a shallow bedrock ledge under half the footprint, and plumbing failures under the slab all operate largely independently of what your gutters are doing.
So if the house is already showing symptoms, drainage work is necessary but not sufficient — start by working out whether what you are seeing is ordinary settling or actual movement, and get an elevation baseline either way. If it is not showing symptoms, the six items above are the cheapest insurance available, and none of them require a contractor to start.
