Coverage scope, in plain language.

This page is a non-binding summary of typical AFW warranty coverage. Every policy is governed by the full terms and conditions of the issued contract, which controls in the event of any conflict.

What we typically cover

  • Structural settlement of the foundation beyond engineering and IRC tolerances.
  • Slab deflection or differential movement documented against the certification baseline.
  • Pier and stem-wall settlement on crawl-space and pier-and-beam systems.
  • Environmental integrity in crawl spaces, including documented RH and moisture-management performance, where the coverage scope of the issued policy includes them.

What is typically excluded

  • Cosmetic damage not tied to a covered structural event.
  • Damage from owner-driven modifications outside engineering specifications.
  • Acts caused by unaddressed drainage failures, plumbing leaks, or third-party excavation when documented in the certification baseline.
  • Pre-existing conditions disclosed at certification that fall outside the issued coverage scope.

Transferability

AFW policies are bound to the property and transfer to subsequent owners at closing, subject to the terms and conditions of the issued policy. No re-inspection fee is required for ordinary transfer.

Claims

Claims are filed directly with AFW and reviewed against the certification baseline documented at policy issuance. Approved claims trigger remediation per the scope of the issued policy.

Legal classification

Warranty coverage is subject to inspection, certification, and the full terms of the issued policy. Arkansas Foundation Warranty LLC is a warranty provider, not an insurer.
