Normal Settling or a Real Foundation Problem?

Nearly every house cracks somewhere in its first few years, and nearly every homeowner has been told at some point that it is 'just settling.' Sometimes that is true. Here is how to tell.

Two different things get called settling. The first is genuinely ordinary: concrete cures and shrinks for months after it is poured, framing timber dries and moves, and a new house redistributes its own weight onto the soil as it finds equilibrium. This produces small, stable cracks and it stops.

The second is differential settlement — one part of the foundation moving down relative to another, because the soil beneath it stopped carrying its share. That does not stop on its own, because the mechanism driving it does not stop. In the Northwest Arkansas cherty-clay belt the mechanism is a seasonal moisture cycle that arrives every year.

Why diagonal cracks mean something different

A vertical crack above a doorway is usually the wall telling you the opening is a weak point and the material shrank. A diagonal crack is the wall telling you it is being sheared — pulled in two directions at once because one end of it is lower than the other. That is why 45° cracks and stair-stepped brick joints carry so much more diagnostic weight than vertical ones of the same width.

Offset matters for the same reason. Shrinkage pulls material apart in the plane of the wall and leaves both faces flush. Displacement moves one side down. If you can feel a lip with a fingertip, something has moved rather than merely shrunk.

The test that settles it

You do not need to resolve this by argument, and you should not try. Cracks are a symptom, and symptoms are ambiguous. Floor elevation is not. A laser survey produces a topographic map of your floor, and the shape of that surface tells you directly whether one region has dropped relative to the rest — and by how much.

Until then, the most valuable thing you can do costs nothing: photograph every crack with a coin or tape measure in frame, pencil a small dated tick at each end, and re-shoot in three months. A crack that has not moved in a season is a very different conversation from one that has, and nobody can reconstruct that history for you after the fact. When it is not ambiguous at all

A few conditions skip the monitoring stage. A foundation wall bowing inward, particularly with a horizontal crack running through its middle third, means lateral soil pressure is winning and the wall is losing. A chimney rotating away from the house — wider gap at the top than the bottom — is structural and carries a flue-safety dimension on top. Any crack you can see daylight or soil through, and any change that happens over days rather than seasons, belongs in the same category.

None of those should wait for a convenient week.

The cost of guessing wrong in each direction

Both errors are expensive, but asymmetrically. Treating ordinary shrinkage as structural buys you piers you never needed — a real cost, and unfortunately a real business model in this industry. Treating genuine differential settlement as cosmetic is worse: the published ranges on the cost page put roughly an order of magnitude between a dropped slab edge caught in its first season and the same elevation left for six years.

Which is the argument for measuring rather than deciding. A documented baseline costs you a morning, tells you which of the two you actually have, and — whichever way it lands — becomes the reference point for every future question about this house, including the ones a buyer's inspector will ask.
